Started in April 2003 by The Ohio Capital Corporation for Housing, Community Properties preserves and revitalizes urban Columbus’ supply of affordable, quality housing. They also help establish higher-quality standards of housing and property maintenance in target neighborhoods, while providing affordable housing where it is most urgently needed.
The Albert M. Higley company contacted MCR to provide a construction solution to preserve—and revitalize—a building just purchased by CPO, to use as their maintenance warehouse & offices.
Challenges
A Building—Inside Another Building!
To receive historic tax credits, MCR Services preserved the masonry shell while creating modern office & warehouse space inside
Exterior preserved, while the old timber-frame interior structure was dismantled
New Metal Building Erected inside the shored-up shell
Joining the historic shell seamlessly with the internal Fabricated Metal Building required care and custom, on-site fastener fabrication

Custom Solution for Exact Needs
Our custom solution enabled the 110 year old masonry building to remain. This allowed CPO to take full advantage of tax benefits. The building was retained and updated as a “useful” landmark.
Community Properties now has abundant storage space for maintenance supplies for the 750+ residences they manage, plus offices and meeting rooms for their Management & Maintenance staff.
The project won a Metal Building Industry award in 2005.
