The Community Housing Network develops and manages quality, affordable housing for adults with drug & alcohol dependencies and mental illness in Central Ohio.
After completing other successful projects with them, we were asked to collaborate with the Civil Engineer and Architect to provide preconstruction services.
After 10 months of programming, design and budgeting analysis—including many revisions to the design—the project was released for construction by CHN.

Soil Conditions & Seller Covenants
In a semi-public development like Southpoint—with multiple sources of funding—there are many procedural hurdles. The property seller also had some control over the final disposition of the project, plus there were standard zoning issues. By bringing together all of the parties, we were able to help shepherd the design phase through to a successful completion for our client:

Although immersed in the project design phase, MCR Services did not perform the actual construction phase for Southpoint.
During a downturn in the residential market, home-builders were freed up. After analyzing & qualifying their pricing, we determined that it was more cost-effective to award the construction package to a residential contractor.
