Background

 

Scannell Properties, a national developer, has holdings in 23 US states. They had to find a Central Ohio Contractor to handle an expansion for their client, Forward Air.

Forward Air’s major hub at Rickenbacker Port was at twice its original, planned capacity. The central sorting facility serves 80 truck terminals, including eight regional hubs, and needed an addition.

Referred by one of our working partners, we quickly developed a scope of work & a competitive bid—within 10 days. The fast-tracked project started immediately.

 

Challenges

 

Crowded Facility, Fast-Track Schedule

The work was carefully planned to prevent disruptions to the distribution hub:

  • Expedited engineering, ordering & delivery of the metal building
  • Phased earthwork, construction, parking & truck route access to permit business to continue
  • Extensive earthwork at the 10-acre site, including a new drainage pond
  • 28.860 cubic yards of soil hauled from site during the wet spring
  • Clear communications & reports to keep the project on-target

  • 71,420 square foot expansion—doubling the size of the facility
  • The expansion included 70 new truck dock Warehouse addition
  • 3-story Office Tower addition
  • New Maintenance & Supply Building
  • Clearspan metal building construction to maximize interior space
  • New Parking Lots
  • New Truck Pads
  • New Perimeter Fencing & finished Landscaping
  • Five, 24’ diameter “Monster” ceiling fans to ensure adequate ventilation
  • Precast concrete exterior walls and metal wainscot siding for neat appearance and durability
 

Results

 

Delivered with no Impact on Operations

The entire Project Team, working together, was able to deliver on schedule and within budget, despite the drenching rains early during site development—and without disrupting their jammed distribution warehouse operations.

The new facility, with its 3-story office tower, new dock spaces, parking lot and site improvements is just what the doctor ordered. The metal structure, precast concrete exterior and improved ventilation & lighting will serve their expanding business for years to come.
