VNC Bearing supplies high-performance bearings from around the world. Since their start in 1993, they have grown to include product design, warehousing & logistics solutions for their customers.
As a result of this expansion, they needed new office & warehouse space. The deal was brokered by National City Bank, who referred the project to us in early October 2006. After several meetings with the Owners, reviews on a couple of potential locations—and extensive graphic and design work—they gave us the project.
Challenges
Finding a Suitable Site & Strategy
Because of our broad industry contacts, we were able to locate potential sites for them, including the lot at Westbrooke Corporate Park, near other projects we have done:
Our mutual banking contact, more than satisfied with our past performance, quickly approved the building capital
Project scope increased to 2 buildings—including additional tenant spaces to lease
Our strong relationship with the metal building supplier allowed us to fast-track the order

Results
Design-Build Delivers Exact Product
The architect and engineers that we selected early during project development were able to create the exact finishes and custom buildings required by the Owners.
During the Design & Preconstruction process, we realized that it actually made more sense to have 2 buildings instead of a single structure, offering tenant space & income now, with elbow-room for later.
VNC is happy with their durable, attractive “Mini-Business Park.”
