Background

 

Few developers in Central Ohio have the vision and wherewithal to renovate and develop a 4-story Victorian-era masonry and timber frame warehouse into offices in downtown Columbus.

The DeVere Company, either directly or through like-minded partnerships, has a solid track record for projects of this nature. Specifically, they have been involved with the High Street corridor redevelopment from downtown through the Short North.

 

Challenges

 

Complete Rework & Renovation

Attending to the inordinate details relative to renovating a historic, disintegrating building from top to bottom while keeping to an accelerated schedule and a tight budget was the greatest challenge. Other considerations included:

  • Extensive structural work due to fire and water damage
  • Building department modifications
  • Partner/Tenant is the Architect
  • Tenants with scheduled move-in dates prior to shell completion
  • Turbulent economic climate

Lost Architectural Features Restored; New Ones Created

  • 27,500 square feet on four floors and some basement space
  • Partially-enclosed roof terrace
  • Operable windows throughout installed with replicated millwork
  • Exposed brick and masonry surfaces
  • Restored and reconditioned heavy timber framing and exposed rafters
  • Meticulously painted restored façade to enhance the architectural details
  • Structural elevator walls and mechanicals designed and built to meet codes and create serviceability
  • New Electrical and Mechanical services
  • Conserved and re-created architectural elements
  • Combined historic details with modern design
 

Results

 

Diligence Breathes New Life

All projects, large or small, new or old, have unique challenges that must be overcome for the project to be successful. This project was a great accomplishment due to the concentrated diligence of the entire project team.
