Background

The Select Carrier Group (SCG), based in Houston, is one of the fastest growing trucking & scheduled ground operations in North America. As the need for overland transportation has increased, they have steadily expanded operations to 65 locations and 6 regional hubs—including the one at Rickenbacker Port in Groveport.

In 2006-2007, we completed a large-scale renovation and improvements on their facility for the property owner, HSA Real Estate. Afterwards, SCG contracted with us directly for additional work.

Some of the precast concrete building support panels had been damaged during loading operations and they needed these structural repairs done quickly. The strong relationship between HSA, MCR Services and Select Carrier made this process seamless.

Challenges

A Growing Shopping List; Working in the Middle of a Busy Facility

The folks at SGC liked having MCR Services as a "captive" General Contractor during the larger project. There were some challenges that kept the work interesting:

• The repair work—structural and cosmetic—was done during peak hours at their busy facility
• Maintaining an orderly work environment also meant enforcing our safety standards on Select's workers to ensure a safe experience for everyone involved
• A "Shopping List" of subsequent improvements that kept growing

Features

Adding Finishing Touches for the Tenant after Necessary Repairs Are Done

Structural repairs, miscellaneous maintenance and added improvements are just what was needed to keep both the Landlord and the Tenant happy:

• 20,279 square foot office/warehouse facility
• Repairs to masonry wall panels
• Floor repairs
• Maintenance work and minor improvements as requested by SGC during the course of the larger project
• Miscellaneous repairs handled throughout the warehouse
• New and replacement signage

Meeting Both Ends to a Fine Finish

The Plant Manager and the executives at Select Carrier were delighted to have us working at their building and nearby projects—and took full advantage of the opportunity.

We quickly performed the required structural masonry repairs, then assisted SGC with miscellaneous improvements and facility maintenance issues. It was rewarding to be able to help both the landlord and tenant upgrade the facility during this four-month period.
