Scannell Properties, a national developer, has significant real estate holdings in 23 US states. We developed a relationship with them during construction of the Central Hub expansion for Forward Air at Rickenbacker Port in 2006 and have since worked on several other projects.
The existing structure, built in 2000, had just been purchased by Scannell and they already had two related tenants lined up. W.R. Controls & Wesco Distribution, their clients, needed a quick turnaround on this re-engineered facility & addition.
Challenges
Redesign & Business Park Covenants for Warehouse Addition and Renovations
W.R. Controls designs state-of-the-art interactive lighting and electrical packages and wanted the two tenant spaces to have the "latest and greatest" hi-tech systems. Additionally, there were Business Park Covenants to meet:
The lighting and electrical scope of work was re-engineered in the 11th hour for incorporation into construction
These systems demand remote monitoring, plus interactive lights, sensors and other controls through a mainframe interface
Automatic adjustments made by the system through low-voltage wiring
A principal design challenge on this 4-acre site was the strict covenants enforced by the CityGate Business Park Authority
These covenants were as vital to meet as the regular city zoning and building codes
