Scannell Properties is a major development firm headquartered in Indianapolis. They focus on build-to-suit projects throughout North America for their corporate and institutional clients like FedEx. Since their founding in 1990, they have established a reputation for procuring real estate and selecting strong construction partners.
In 2006, we built a major addition to the Forward Air property at Rickenbacker Port for Scannell. In 2007, on the strength of that relationship, we were given the opportunity to pursue a possible Federal Express Ground hub for Central Ohio.
Challenges
Investigate and Construct a New FedEx
After investigating two possible sites with Scannell and after additional design work, FedEx awarded the contract to Scannell, who selected MCR Services to start work:
During the design and engineering phase, FedEx increased the size of their facility—twice— and made additional modifications based on projected needs
We worked closely with our metal building partners to explore Value Engineering opportunities to get the best value for Scannell and their client
The project was originally budgeted from unfinished "schematic" drawings as the plans were still under development
Successive revisions finally permitted the parties to arrive at a scenario that exactly met FedEx's needs

This large distribution facility is still under construction and is scheduled for completion at the end of May, 2009.
It is a real asset for the Whitehall, Ohio community—and for Central Ohio as a whole.
Strategically located near the Defense Construction Supply Center and Port Columbus International Airport, this large facility will boost the ability of Federal Express to service the local community.
