SJ Partners Ohio, LLC is a partnership of Jones Development Company and Industrial Works Investment Fund, formed to raise sufficient capital to develop this distribution center.
During the early stages of the Preconstruction process, there were two major developers attempting to secure the work. MCR Services worked with both parties to assist with preconstruction until the work was finally awarded to SJ Partners. We continued our efforts coordinating the design and engineering phases and provided a smooth transition to construction.
Challenges
Zoning & Wetlands Issues on a Speculative Warehouse Development
Some early tasks during the design and early construction phases were:
Working around the waiting period while five separate lots to be officially purchased, combined into a single lot, returned to acreage and rezoned
Creating several preliminary budgets to explore different construction types and structural configurations
Integrating the schedule and construction methods during the discovery phase in order to permit flexible design
Resolving zoning issues and getting the wetlands approvals

Building the Project Team for this Design-Build project included developing relationships with some new partners in the Cleveland and Akron area.
